​rental counseling 

The Housing Program was created to assist homeowners, home buyers, and those in danger of losing their home. We are a bilingual, non-profit HUD certified Housing Counseling Agency and provide counseling at no charge to our clients. Our HUD certified counselors can be of assistance to residents through one-on-one counseling or classroom-setting group counseling sessions in the following areas:

1) Pre-Purchase Home Buyer Education:

• Determine if you are a candidate to purchase property
• Develop a budget and savings plan for down payment and closing costs
• Help you qualify for one time home buyer grants or low interest loans
• Assist in finding an affordable home and mortgage
• Assist in mortgage qualification and the purchase of the property​

2) Post Purchase Homeowner Education:

• Assist in financially maintaining the property
• Develop a budget to ensure mortgage payments  are paid
• Determine if you are eligible to refinance
• Counseling on obtaining a home equity line of credit or a 2nd mortgage

3) Mortgage Delinquency Counseling

• Determine risk factors for mortgage delinquency
• Determine if you can avoid becoming delinquent
• Develop a budget to ensure mortgage payments are able to be made
• If delinquency in unavoidable, counsel client on available options

4) Foreclosure Prevention:

• Develop an action plan to prevent foreclosure
• Counseling on available loan loss mitigation options
• Determine if keeping the home is viable 
• Assist in contacting the bank or service agent to discuss options
• Develop a financial package to send to the bank or service agent for loan modification

5) Rental Counseling:

• We will assist clients who rent in the following  areas:  
• Help clients identify an affordable unit
• Budget Counseling & Eviction Prevention 
• Provide information to renters on tenant rights and fair housing issues
• Housing court assistance
• Homelessness Prevention​
